Assessments:
· All assessments have
been paid in full. In today’s climate, having zero receivables is rare
and is an indicator that our financial processes are effective.
Wetland Maintenance:
We are in the process of collecting documents verifying past wetland
maintenance activities.
Merlon Midyette and Kip Peregoy have agreed to provide letters. Once
received, a meeting will be convened with the wetland owners to develop
formal request. Barry St John has volunteered his expertise in composing
the request.
Insurance Loss Control Inspection:
Insurance loss control inspection noted 4 items that needed attention,
the main focus being on sidewalk repair as a result of tree roots.
2 of the 4 items have been addressed. I am awaiting recommendations from
legal counsel to proceed with addressing the remaining 2 items.
Community Association Office:
1) Hired 4 staff members as our pool attendants. We have already rec’d
compliments of their professionalism and good manners.
2) Annual Audit is currently in progress
3) HOA Staff will be receiving CPR and AED Training May 31st.
4) Investigating through CAI and colleagues opportunities to enhance
volunteer recognition
5) Records Management Procedure: Barbara Curran and I met and
studied the procedure. We are recommending that we do the following:
1. Look into pricing & access of offsite storage for
permanent items.
2. Close office for 2 days, identify and label archives for
3yr, 7yr or permanent storage.
3. Purge/shred those records that exceed time limits.
4. Explore appropriate schedule to process archives
(i.e.: every three years?)
Community Projects:
1) Bay Club Walkway Lighting: Pathway lights are on back-order to be
delivered in July. Project is postponed until such time.
2) Bay Club Lower Level Refurbishment:
-Wallpaper removed, sheetrock refinished, painting is
complete in all but one room. Conference room will be completed by June
6. Carpet to be installed mid-June.
3) Bay Club Exterior Painting is complete.
4) RV Storage and Community Inspections will be announced and
performed mid-June.
5) B&G is trying to address common grounds landscaping concerns
and experimenting with different techniques to promote grass growth.
While this is occurring, some areas will experience higher grass from
time to time.
